It’s a great question — and the answer actually matters a lot if you want to protect your property while getting the best possible result.
The Core Difference
Both methods use water to clean exterior surfaces. The difference is in how they clean:
- Pressure washing uses high-pressure water (typically 1,500–4,000 PSI) to physically blast dirt, grime, and debris off surfaces through sheer force
- Soft washing uses low-pressure water (typically under 500 PSI) combined with professional-grade cleaning solutions to break down and kill organic matter at the source — mold, algae, mildew, and bacteria — before rinsing it away gently
When to Use Pressure Washing
Pressure washing is the right tool for hard, durable surfaces that can withstand the force without being damaged:
- Concrete driveways and walkways
- Brick and masonry surfaces
- Parking lots and garage floors
- Wooden decks (with appropriate pressure settings)
- Metal surfaces and equipment
For concrete driveways in particular, pressure washing is highly effective at removing oil stains, tire marks, and years of embedded grime that softer methods simply can’t touch.
When to Use Soft Washing
Soft washing is the right tool for surfaces that can be damaged by high pressure — and for situations where you need to treat the root cause of the problem, not just clean the surface:
- Vinyl and wood siding
- Stucco and EIFS (dryvit) exteriors
- Roof shingles and tiles
- Painted surfaces
- Screens and window frames
- Any surface with algae, mold, or mildew growth
The Roof Question
This is where the difference really matters. Never use pressure washing on asphalt shingles. High-pressure water strips the granules from shingles — those granules are your roof’s UV protection and weatherproofing. Removing them significantly shortens your roof’s lifespan. The Asphalt Roofing Manufacturers Association specifically recommends low-pressure washing for roof cleaning.
Soft washing a roof with the right chemical solution — typically a sodium hypochlorite blend — removes black algae streaks, moss, and lichen safely and keeps them from regrowing for 1–3 years.
